Why buyers skip the agent on new builds, and why that costs them

Some buyers walk into a builder's sales office and never register representation. The builder's agent works for the builder. Garland works for you: he has seen the upgrade sheets, the financing hooks, and the contract language builders use, and he negotiates all of it. His representation costs you nothing extra on a new build, because the builder pays the commission out of the sales price. The only catch is that you register him as your agent at your first visit, so he is in the deal from day one.
